Die Villa Maria ist ein komplett renoviertes Bauernhaus aus dem Jahr 1892 in Sichtweite der Stadt Filottrano, Provinz Ancona.
Nur etwa 30 km vom Meer und der berühmten Steilküste des Monte Conero gelegen, gleitet der Blick aus dem Haus über die sanften Hügellandschaften der Marken mit den Sibilinischen Bergen im Hintergrund.

Die Lage

Die Villa Maria liegt in Sichtnähe zur lebendigen Kleinstadt Filottrano mit allen nötigen Versorgungsstrukturen. Der Flughafen von Ancona ist etwa 28 km entfernt, ebenso die Autobahnabfahrt Ancona Nord-Jesi. Dadurch ergibt sich eine strategisch günstige Lage zu den Traumstränden des Conero, wie auch zu den nahegelegenen Städten Loreto, Osimo, Macerata, Recanati und Sirolo. Die Villa Maria befindet sich umgeben von Feldern am Ende einer Privatstrasse auf einem etwa 10 000 qm großen eingezäunten Grundstück.

Die Lage

Die Villa Maria liegt in Sichtnähe zur lebendigen Kleinstadt Filottrano mit allen nötigen Versorgungsstrukturen. Der Außenbereich

Im Außenbereich finden sich mehrere Sitzplätze, die im Laufe des Tages unterschiedlich genutzt werden können. Das 20 Meter lange Schwimmbad liegt prominent im liebevoll angelegten und gepflegten Garten. Die etwa 50 Olivenbäume ermöglichen uns eine eigene Olivenernte im Herbst. Die Obstbäume und der Nutzgarten bieten je nach Saison Früchte und Gemüse. Das Grundstück ist umgeben von Ackerland mit einer Fruchtfolge von Sonnenblumen und Korn.

Es stehen vier Schlafzimmer mit Doppelbetten, davon zwei trennbare Betten, zur Verfügung. So finden acht Personen eine komfortable individuell gestaltete Schlafmöglichkeit. In den vier Bäder wurden antike Zementfliesen und Marmorwaschbecken verwendet. Ein offener Wohnbereich im Erdgeschoss und ein weiterer im ersten Stock komplettieren das Wohnangebot. In beiden finden Sie einladende Sofamöbel und jeweils einen offenen Kamin. Aufgrund der Bauart und Lage besitzt die Villa Maria keine künstliche Klimatisierung. In den Wintermonaten steht eine Fußbodenheizung zur Verfügung.

Die Küche

Angrenzend zum offenen Esszimmer mit dem drei Meter langen Esstisch findet sich die geräumige Küche. Diese besitzt Fenster in alle Richtungen und einen direkten Zugang zum überdachten Sitzplatz. Eine Ausstattung mit hochwertigen Küchengeräten und Küchenutensilien lässt wenig Wünsche offen. Obgleich die Gastronomie der Marken zu kulinarischen Streifzügen einlädt, ist auch in der Villa Maria die Küche das Herz des Hauses.
